KYRIAZI DEVELOPMENT 2008 - 2010

The multi-purpose high-end development includes commercial, offices and residential spaces and is located in the heart of Kifissia’s historic nucleus, on a main commercial street where particular and stringent building regulations apply. The scheme attempts to respond to the scale and typology of the traditional turn of the century Kifissia villa in a garden, by scattering five rectangular building volumes of different size and height and a two storey portal pavilion in particular relations to each other and the adjacent context. The existing mature vegetation is respected and accentuated in the in-between zones of the buildings.

The six volumes share the same materiality. An expressed base in exposed black concrete and a cladding in industrial white back-ventilated glass punched with big openings. The façade allows for a multitude of interior and exterior relationships. It can be a shop window, or a viewing frame and window, a translucent screen or a solid wall. It can even accommodate a recessed loggia and shading features in the case of the apartments. In both the commercial and the residential types, the structure is detached from the façade allowing for large open-plan or loft type spaces. Particular emphasis has been paid to an integrated façade lighting scheme allowing the volumes to glow at night diffusing an ambient light to the in-between public areas for the typical Kifissia evening flâneur and exclusive shopping experience.
